Appreciate your prompt response but I have been living in the building from Aug Last year in 3213 & now moved into 3805.
I have been told by 3 different staff at the concierge who I would not like to name as they requested not to be named.
You are right that you are supposed to be aware of all the rules, regulations & condo Act as they are prerequisites of being a property manager. Also you should be receiving all the communication from residents as a constructive criticism / feedback rather than just proving your authority over residents.
Residents would really appreciate if you practice this authority in managing the property & ensuring that it is happy, safe, clean community.
Please let me know when the next scheduled Board of directors meeting is as I would like to meet them personally & address my frustrations in regards to all the communication so far.

I notice that you are a new resident in the building and I would appreciate if you can tell me who the concierge was telling you that they have to avoid ticketing etc. ?
I don’t mind concerns when the facts are real, but I don’t appreciate ruling and criticism when is not necessary. I managed this place since day one and I know all the rules, regulations and Condo Act.

First of all I would like to stress on the fact that as a resident of the building I have the right to raise all the concerns to the management office. If required I would initiate a meeting with the board of directors in order to be heard.
1) I am aware that P1 & p2 are not under your jurisdiction but rest of the parking area is, therefore it is part of your responsibility to enforce right parking practices. Also the issues referred here are for the vehicles parked next to the ramp, in front of the exit door on each floor. Those vehicles doesn't need to be investigated bcoz if they belong to person who owns a parking space, will not park on the ramp or right in front of the exit doors.
When reported these vehicles parked at wrong corners of the building which are not parking spaces, I have been told that concierge has been instructed not to ticket / tow vehicles by the management office to avoid any confrontation with owners of the vehicles. Doesn't that part of concierge & management office to ensure the rules are followed by all residents & visitors while on the property ?
As far as vehicles registration is concerned, isn't that also past of your responsibility to capture & ensure all residents register their vehicles to avoid tickets being issued for wrong practices?
2) All the email contacts should be on the website, news letter was a one time posting so residents can't remember.
3) I agree with you that this kind of communication could create a sense of panic among residents but as a resident each & every person in the building has the right to know what has happened in the building with real facts gathered. If requested with the right reasoning, police will release the reports to the management office so that all residents are made aware to be vigilant & cautious of their actions. Until unless the consequences are shared with all, residents are not going to take any newsletter seriously.

1) The area is not under our jurisdiction; concierge can not ticket, tow vehicles or patrol underground area. We have repeated so many times, the only areas we are responsible for are P3,4,5. However who is going to know if all cars belong to residents when they are not registered with us?
2) I will ask for posting; it was on newsletter ;
3) Incidents such as break- ins are handled by Police only; this type of communication without knowing the real facts can create unnecessary panic among residents. Usually the Police will not send the report to the management office. Please take a look at the November newsletter when we advised residents not to give access to strangers in the building…I will present the request to the board and if instructed a notice will be post it.

Hi Elena,
Further to our last communication, I have come across issues which needs to be addressed urgently.
1) Unknown vehicles parked in the underground / Above ground parking at non parking areas - It seems there are residents who are inviting friends to park by opening the gates with their fobs which is unauthorised but when reported to concierge, they seem to fail to enforce parking tickets / towing of the vehicles. It seems they have been told not to do that by management office to avoid any confrontation with residents but that way we are setting up wrong example rather than correcting the wrong practice.
2) No email address on the 16yonge website - when we have the email communication, then
pinnaclemanagement@bellnet.ca should be under contact list along with the emails of all management office staff.
3) Break in 16 Yonge & 12 Yonge - Is there any communication going out to all residents informing the incidents & the cause ? Until residents are warned of these incidents & told that they needs to ensure that they close the door while exiting the building to avoid any future break ins, residents won't start doing it on their own. Also are these incidents been investigated by local authorities ?
I hope all the feedback is considered as positive & routed through board of directors to make Pinnacle centre a Safe, Healthy & Happy community. We might need to take strong steps as rules needs to be enforced when residents do not respect the property & neighbours.
Would appreciate your response.
